Developing master plans for ecologically rich landscapes, particularly those with challenging terrain, raises critical questions: How can architecture enhance natural features without disrupting them? Can design balance conservation with bold reimagination? In a new tourist region in Saudi Arabia, LAVA offers an ambitious answer with Trojena—a hyper-landscape experience that unites nature and architecture.

A YEAR-ROUND TRAVEL DESTINATION
When complete, Trojena will be a year-round travel destination where the drama of the natural world meets architectural innovation of a new kind. Situated just 50 km from the Gulf of Aqaba in the highest mountain range in Saudi Arabia, the region features spectacular rocky peaks, steep escarpments, dramatic wadi plains, and a vast lake. Renowned for its rugged natural beauty, with sub-zero temperatures during winter followed by an extended summer that is cooler than the surrounding area, the location is ideal for hiking, climbing, and—uniquely—winter sports. At a time when travelers increasingly seek authentic experiences of the natural world, Trojena appeals to those seeking a new kind of landscape experience.

CONSERVE, ENHANCE, REIMAGINE
In this alpine-desert location, LAVA’s master plan organizes hospitality, recreation, and residential options into distinctive clusters linked by an experiential transportation system that moves people above the earth rather than across it. “The idea behind the master plan was to conserve, enhance, and reimagine the mountain,” says LAVA architect and urban design director Lukas Kronawitter. “In this industry, there can be a tendency to bulldoze through challenges. We approached Trojena with a scalpel.” The precise design reflects extensive analysis of climate, terrain, environmental impact, access, and cultural context, along with insights into global tourist preferences and urban planning. This research-driven, decentralized master plan creates distinct locations that invite exploration and nurture connection to nature.

"The idea behind the master plan was to conserve, enhance, and reimagine the mountain; to think of Trojena as one large natural park."
“Instead of a sprawling city, we have created a series of interconnected villages,” explains Kronawitter. “This minimizes the development footprint, preserving the landscape while opening up diverse experiences of the site.” Trojena’s six clusters—Gateway, Discover, Valley, Explore, Relax, and Fun—offer villages, activities, events and hospitality tailored to their location. From skiing to stargazing, high-altitude wellness centers to secluded luxury cabins, every element builds a sense of connection to the environment. “Rather than a single city center, Trojena features a series of city centers, each of these is a unique focal point that expands your experience of the mountains,” says Kronawitter. By emphasizing local distinctiveness, this zoning strategy counters the homogeneity common across many travel destinations and fosters a unique sense of place.

"The design process utilized detailed research into climate, terrain, and culture to develop solutions that address the site’s challenges while minimizing disruption to the landscape."

THE SCIENCE OF SANCTUARY
Beyond the master plan, LAVA designed several signature hospitality venues for Trojena. Among them The Vault, a stacked vertical village in the Gateway; the Raffles’ Mountain Exclusive Resort, a luxury hotel situated atop a mountain; and the Ritz Carlton’s Hiking Boutique Hotel, which spans a dramatic ridgeline. Both hotels are situated in the Discover cluster, which includes Zaha Hadid Architects’ glittering Discovery Tower, an observatory with panoramic views, and Cosmic Gate, an astronomical park designed for stargazing.
Positioned at an altitude of 2300 meters, the Mountain Exclusive Resort is a futuristic landmark nestled into the mountain’s peak. Its annular design provides panoramic views for the 105 guest rooms. Designed using a multilayered circle-packing framework based on circular algorithms, the resort’s three tiers of “floating” rooms are arranged around an immersive central green space. In this way, the luxury hospitality venue acts as an amplifier of its location; the native vegetation at its heart provides both contrast and connection to the surrounding landscape, creating an enhanced experience of place that feels both grounded and otherworldly.
"The master plan clusters amenities and activities to reduce environmental impact, allowing for a more thoughtful and context-driven development."

Taking a decentralized approach to hotel design, LAVA envisioned the Ritz-Carlton’s Hiking Boutique Hotel as a collection of luxury “pods” positioned across a mountain ridgeline and anchored by a central hub. The spatial design draws from cellular networks and fractal patterns, with clusters of hotel pods settled within the contours of the landscape. The location of the pods maximizes privacy and offers each room expansive and unobstructed views southward into untouched wilderness. Moving through the hotel takes you along the ridgeline and away from Trojena’s center, allowing for an immersive experience that pairs luxury with nature.

DESIGNED FOR DISCOVERY
“Well-curated experiences will surprise and excite people as they travel to different clusters on the mountain,” explains Kronawitter. “But crucially, there is also room for discovery; your experience depends on what you want to do.” As important as the built environments are the spaces that exist in between vast tracts of wilderness populated by wild plants and animals, sculpture gardens in unexpected locations, and panoramic vistas of the unpopulated landscape beyond. Trails for hiking, mountain biking and an innovative transport system make these areas accessible yet unspoiled.

“We took significant steps to integrate buildings and infrastructure with the natural terrain,” continues Kronawitter. “To do this, we had to develop a transportation system that reduced the number of roads while providing seamless connectivity across the mountain.” Drawing on the historical use of gondolas in alpine regions, LAVA’s urban ropeway minimizes groundwork. “Once people are elevated off the ground, there’s less need for roads and heavy infrastructure,” says Kronawitter. “We envision Trojena as one large natural park, and the urban ropeway helps preserve this as public space. It’s experiential transportation; the idea is that people will want to use it. If someone finds themselves with 30 minutes before dinner, they might take a quick ride down to the lake, savoring the panoramic views or perhaps stopping to visit a sculpture garden along the way.”
Successful cities have always had to balance infrastructure with the distinctive character of their location. Trojena does this through a forward-thinking approach to hyper-landscape experiences, where innovative and decentralized design integrates with the natural environment to achieve a new sensorial and emotional relationship between people and place.
“The urban ropeway replaces traditional roads, offering an alternative mode of transport that minimizes disruption to the terrain while reshaping movement through the site.”
